What is Mayflower Lakeside?

A master-planned community located between world-class skiing at both Deer Valley® on the west and boating and water sport activities at the Jordanelle Reservoir to the east. At build-out, there will be 180 condominiums and 200 townhomes as well as a community clubhouse and pool.

Who is the developer and architect of Mayflower Lakeside?

The developer is Landscope, LLC a Utah company that developed the highly successful neighboring developments known as Village at The Shores® and The Shores at Stillwater®. The architect is Vincent Design Group, a full-service architectural firm headquartered in Salt Lake City and licensed in Utah, Idaho, Wyoming and Washington states and known for their innovative and luxurious designs.

What city, municipality, or private companies provide utility services?

Mayflower Lakeside is located in Wasatch County and receives sheriff, fire services, and public road maintenance services from Wasatch County. The Master HOA provides maintenance on all of the private roads. All school and hospital services are located in Heber City, Utah. Water and sewer services are provided by the Jordanelle Special Service District. Telephone/Internet is provided by Allwest and CenturyLink, natural gas service is provided by Dominion, electrical by Rocky Mountain Power.

What assessments and/or Home Owners Association dues are applicable, and what do they provide?  

Residents will be subject to assessments and dues from the following entities: Jordanelle Special Service District (JSSD)?, the Mayflower Lakeside Master Association, and the individual Mayflower Lakeside Homeowner’s Association. A complete list of all assessments and dues will be included in the Due Diligence materials described herein.


Your HOA dues cover the clubhouse and pool maintenance, common area landscaping and maintenance of all lawns, snow removal on all streets and driveways, common area taxes and common area insurance. Basic internet with a 100Mbs connection is also included in the HOA dues. Condominium HOA’s will also cover building/elevator maintenance and insurance. 

What is the Pet Policy?

Pets are welcome at Mayflower Lakeside per the CC&Rs. Owners must follow proper pet etiquette and nuisance behavior (excessive barking, aggressiveness, etc.) isn’t allowed.

Will Mayflower Lakeside allow rentals?

Yes, both nightly and long-term rentals are allowed at the Owner’s discretion with any rental management company of the Owner’s choice.

What amenities will be included at Mayflower Lakeside?

In addition to miles of walking, hiking, and cycling trails, there will be an approximate 3,000 +/- square foot clubhouse with men’s and women’s restrooms, barbecue facilities, and a group common area. A seasonally heated pool, oversized hot tub, children’s playground, and tennis/pickleball courts will round out the amenities package.

How are contracts and deposits handled?

Mayflower Lakeside has its own Developer specific Real Estate Purchase Contract, which is available through the Listing Agent at (385) 715-6216. Once a contract is fully executed and accepted by Buyer and Developer, a Due Diligence Period of 14 calendar days will begin and Buyer’s Earnest Money Deposit in the amount of 10% of Purchase Price will need to be wired to Coalition Title within 4 calendar days of acceptance.  The Earnest Money Deposit will be deemed non-refundable at the end of the Due Diligence Period.  An additional deposit of ten percent (10%) of the purchase price (Additional Deposit) shall be made 180 days after the executed contract.  Any upgrades selected will also require a 50% deposit of the upgrades at time of selection. 

What will the Seller Disclosures include?

\Preliminary commitment for, or proforma, policy of title insurance; Home Owner’s Association Governing Documents; Master Association Governing Documents; Home Owner’s Association Budgets; MIDA Agreement; Floor plans and floor plates; Standard Finishes; etc.

What are the finish selections?

The Townhomes offer two different color motifs, light and dark, while the Condos offer three possible color motifs, Midnight, Smoke and White Glaze.  The overall design style of each color motif at Mayflower Lakeside townhomes creates a “Mountain Modern” look. If a finish selection is available based on construction and contract timing, the finish selection will be made after the due diligence period.  The Developer/Builder is not able to accommodate mixed or custom selections or modifications to the floor plans.  

How will the Developer communicate with the Buyer’s after they are under construction?

The Developer uses a construction portal called CoConstruct, and Buyer’s will be given access to the portal which will give them construction updates, opportunities to select potential upgrades for the home and photo progress at various stages of construction. 

What is included with my residence, will it be sold furnished? 

The purchase includes the following Viking appliances: Dishwasher, Microwave, Range/Oven and Refrigerator.  Also included is a Navien Water Softener and a programmable digital thermostat.   

Furnishings and window coverings are NOT included with the residence. 

Where do I get mail and packages?  

There is a mailroom in the Clubhouse building, with mailboxes for each owner.  Owners will work with the USPS to get a key and mailbox assigned.  Larger shipments and packages can be shipped directly to the residence through typical courier services such as UPS or FedEx.
